It was exactly as pictured, very clean, and you can’t beat the location." - Ana ADDITIONAL DETAILS: ★ UPGRADES We added new Quartz countertops, updated cabinets and a new backsplash in the kitchen and bathrooms. Other recent upgrades include new living room furniture, new patio furniture and Tommy Bahama chairs for the beech. We also added upscale blinds in the living areas and certain bedrooms. The upstairs master king and downstairs queen bedroom had blackout blinds installed. ★ OCUPANCY 13 Person Max. All guests must be 25+ unless accompanied by parent. Families with children are always welcome! ★ PRIVATE PARKING: The house has parking space for 6 cars when using both the parking under the house and in front of the house. ★ ENTRY: The front door is equipped with an electronic keypad. We will send you your passcode for your door lock. Check in after 4pm. No late check-out or early check-in. If you arrive early or depart late, there will be a $100 charge per half-hour ★ INTERNET/STREAMING TV’S: High Speed Wireless Internet is included in your stay throughout the house. The TV room has a large 55" streaming Roku smart tv with the Secure Vision Expanded Cable TV lineup, great for family movies or ballgames. Streaming smart TVs are also in each bedroom (no cable in bedrooms). Bring your own passwords for your streaming apps. All tv's have antennas to watch local channels. ★ DECKS With spacious 12 foot decks on both the upper and lower levels, you'll enjoy great beach views as well as incredible sunrises and sunsets. When the Blue Angels are practicing, you'll have an amazing vantage point. The lower deck has a dining table and cozy seating and is entirely screened in for comfort. Dine al fresco or just enjoy that morning coffee or evening cocktail and listen to the sound of the surf. ★ KITCHEN/LIVING ROOM The window lined living and dining rooms with 10 foot ceilings have a cottage feel with slip-covered sofas and chairs. There is ample seating as the large dining table easily seats six people and the breakfast bar has seating for four people. There is also a table on the front porch with seating for six people. The well equipped kitchen means you'll be able to prepare meals for those nights when you choose to dine in. The large butterfly island is perfect for both entertaining and serving. ★ BEDROOMS Three bedrooms are on the first level. The first bedroom has a queen size bed with an en suite bath. The second bedroom features a king sized bed and has direct access to the hall bath. The third bedroom is light, bright and airy with a king size bed and a private small back deck. Upstairs, you can relax in the over-sized master suite complete with a king sized bed, twin day bed, large private bath and balcony access. The last bedroom upstairs is perfect for families as it features a king size bed, twin bunk bed and large private bath. This room enjoys balcony access as well. ★ LAUNDRY The house has a laundry room with washer and dryer. There is an ironing board and iron available as well. ★ AMENITIES Our cleaning service provides initial start-up supplies including toilet paper, paper towels, dishwasher detergent, trash bags, and soap. Depending on the length of your stay, you may need to purchase some of the items when the initial supply runs out. ★ POOL You will have access to the community pools which are a short walk from the house as shown in the listing pictures. The small pool was rebuilt in early 2025 and will now be heated in winter months. ★ SECURITY Ring Floodlight Security Camera by the front stairway for your safety. Blink cameras by the front parking and under the house. Cameras turn on with motion and record. There are no indoor cameras. ★ NO PETS allowed. If you sneak in a pet of any kind, you will be charged an additional $500 and you will be required to leave immediately with no refund given. ★ Absolutely No Smoking. ★ NO PARTIES. Only registered guests are allowed to be in the home. If you fail to follow this, it will result in an additional $500 charge and you will required to leave immediately with no refund. ★ We do not offer refunds for weather or natural disasters. Travel insurance is recommended. ★ While we want visitors to have an enjoyable vacation, we ask that you abide by the Homeowners’ Association Rules: 1. Please stay off the dunes. 2. No on street parking for cars or golf carts. 3. Pools close at 10 PM. 4. Golf carts are permissible as long as they are operated by a licensed driver. 5. Please do not hang towels or clothing on exterior railing. 6. We ask that you respect other residents and guests and consider 10 PM to 9 AM to be “quiet time”.

House Rules

Welcome and thank you for considering Sanctuary at Sawgrass, a Thompson Retreats property, for your beach vacation! The property you are considering is a privately owned home that is well cared for and much loved. By confirming your booking you agree to adhere to all rental rules and guidelines ("GUEST POLICIES, TERMS, AND PROCEDURES") set forth in this listing. While we are confident that some of these topics may not apply to your group, we must bring to your attention the policies we have in place for situations that could arise. OCCUPANCY: All guests must be 25 or older. Dependent minors or individuals under 25 are allowed but must be accompanied by their parent or an appropriate guardian (age 25 or older). Booking guest is required to occupy the property during the group’s entire stay. If you have questions as to how this rule applies to your group, please reach out to us immediately. This rule is primarily to restrict young adults and teens trying to book this home without proper supervision. This property is limited to 13 guests at all times and the number on your reservation should match the number of people in your group. Only registered guests may be in the home at any time (no visitors). Failure to follow this rule will result in being asked to leave immediately without a refund and an additional charge of $200 per person per night. CHECK IN/CHECK OUT: Check in time is anytime after 4 pm, and check out time is 10 am. No exceptions. Check ins and check outs are not allowed on the day of major holidays without approval from the host (must obtain prior to booking). We want your vacation to be as relaxing as possible so our check out is as easy as possible for you! For departure, we just ask that the following simple items below be completed: Please empty the refrigerator and take all trash outside to the trash bins. Please load all dishes into the dishwasher and run it. Return any beach items to the storage room Text our cleaner upon departure (phone number provided later) SUPPLIES: We have stocked the house with many items including start-up supplies. However, you will likely need to supplement with your own during your stay. We appreciate that our guests take good care of the home we have set up, and we ask that you use only what you need during your stay. Bath and bed linens are provided for your use during your stay. Beach towels are not provided as we have found most guests prefer to use their own. Beach supplies in the storage closet may include chairs, wagon, umbrellas and any other beach toys or items. Previous guests will sometimes leave behind beach items so please just check these items before allowing children to play with them. Please return beach items in clean condition to the storage closet after your use. There is a hose right outside the closet that can be used to spray off any sand. There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the units. PROHIBITED ITEMS: No smoking No drugs of any kind. No pets or other animals No parties No underage drinking No tampering with exterior cameras, routers, wifi, etc. Violation of any of these prohibited items will result in immediate cancellation of your reservation and you will not receive a refund. You will be responsible for a $500 penalty for violation of rules as well as any additional charges for related damage. If the police, sheriff or neighborhood security are called to the home for any reason such as but not limited to illegal drugs, domestic disturbance, excessive noise, underage drinking, etc., renters will be immediately evicted without refund. You will also be responsible for a $100 per half hour penalty in the event of failure to depart by check out time. QUIET HOURS Quiet hours are from 10PM - 8AM. Morgantown is very family friendly community and many of our neighbors are fortunate enough to live here full time. Guests should not create noise at a level that disturbs the neighbors. We do not allow parties or events. Only guests on the booking reservation are allowed at any time in the home. If you plan to party do NOT book this home. PARKING There is plenty of parking under the house and on the driveway for up to 6 vehicles. Morgantown does not allow for street parking. Vehicles are to be parked in designated parking areas only. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. SWIMMING POOLS Pool hours are 9AM - 10 PM. We will provide you with a code to access the pool. All guests must obey the rules posted at the pool. WEATHER & TRAVEL INSURANCE No refunds will be given for weather (rain, wind, storms, etc). We do not refund due to road conditions. In the event of a hurricane, refunds will be made if there is a mandatory evacuation set by government authorities. Refunds will be granted from the day of issuance of the evacuation to the remainder of the nights left on the reservation. Travel insurance is highly recommended. NEIGHBORHOOD / NATURE Always walk on designated boardwalks, not between or under houses and lots. Be aware of the native animals in our area. The Alabama beach mouse and sea turtles are federally endangered species and are protected by law. RESPONSIBILITY All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. Any person in the property is the sole responsibility of Guest. Guests agree to keep the property and all furnishings in good order. Removal of any items from the house including living and kitchen furnishings is not permitted. Only use appliances for their intended uses. Any damage to any items in the home including couches, chairs, tables, TVs, beds, sheets, towels, pillows, etc, are the responsibility of the renter. Every item will be looked at before arrival and after departure. If you cause damage, notify the owner immediately. We will find it and charge you regardless. It is our home. Treat it as if it were your own. Failure to comply with the above rules will result in non-return of security deposit and possible additional charges. Booking through Airbnb assigns your consent to all rules listed including but not limited to those under "House Rules" LIMITATIONS OF LIABILITY To the maximum extent allowed by law, the owner/host or host’s agent is not liable for the renter’s property left behind or for any consequential, incidental, special, punitive, expemplary or indirect damages from any case whatsoever, regardless of whether they are foreseeable. This location, along with the hosts, were absolutely incredible! The hosts were extremely responsive and helpful! The location was exactly as described and one of the most incredible views you’ll find. The value of this location was very nice. I would highly recommend this location and host(s)!

Excellent location steps to the beach. Lots of beach toys and activities for our toddler to do. Some small issues arose on our trip which were promptly addressed by the host.

This was a perfect location for our family get away. It may be a bit off the beaten path for some people, but that’s exactly how we like it!! Although it’s not directly on the beach, it’s literally steps away with carts provided to help haul everything you need down to the beach. It’s located between two boardwalks so not a big deal getting to the beach at all!! The smaller, heated pool ended up having mustard algae and was closed for the last few days we were there and the grandchildren were disappointed they didn’t get to play in the pool, but that’s the only downside to our trip. The weather could not have been more perfect!! Thanks for all the wonderful memories!!

This home is in close proximity to the ocean with a short walk to the boardwalk. The neighborhood is nice, friendly and has amazing pools and amenities. It was not necessary to pack any beach paraphernalia as every thing you need is there...chairs, umbrellas, wagons, and lots of sand toys! The hosts were responsive and helpful.

This was our second stay at Sawgrass and Jay and Jennifer have been wonderful to work with! The house is great for our big family and the location is off the beaten path, which we love, but just steps from the beach!

We enjoyed our stay at Sawgrass! The distance to the beach was short, which was great! Having the room of beach accessories at our disposal was great! We also enjoyed swimming in the large pool! It poured rain our last day and we were able to still enjoy being outside without getting soaked thanks to the screened in porch.

Jennifer & Jay’s beach house was perfect for our week in Gulf Shores! We loved the easy access to the beach and the pools, the abundance of beach gear, the open kitchen/living room, and the screened-in porch!
